Buying
Buying a house, with a lawyer reading ahead of you
From the offer you're about to sign to the deed with your name on it, one of us reads every page first. Our buyer closing fee is flat for a single-family home or townhouse, quoted in writing.
Send us the offer before it goes back to the seller, and we'll call you about the due diligence date, the earnest money and anything in the addenda that bends the usual rules. Once you're under contract we order the title search, look at the survey if you have one, and work with your lender on the settlement statement.
At closing you sit with Blythe or Coretta, who walks you through each page and answers anything, however small.

What the flat fee covers, and what it doesn't
Your offer, read first
A read of the offer and every addendum, and a call about what to change before you sign.
Title search and certificate
Ordered as soon as you're under contract, with any problem explained in plain words.
Closing and recording
The signing itself, the wire to the seller and the deed recorded at the register of deeds.
Billed separately
Title insurance premium, recording fees, your lender's charges and any survey. You'll see each one on the settlement statement.
Questions buyers ask us first
When should I call you?
Before you sign the offer if you can, and no later than the start of your due diligence period. The earlier we read it, the more room you have to change it.
Do I need my own lawyer if the seller has one?
The seller's lawyer works for the seller. We work only for you, and we'll say so in the engagement letter.
Can I sign on a Saturday?
Yes. We hold signings Saturday mornings by appointment, at our office or, for an extra charge we'll quote first, at your kitchen table.
Under contract already? Send it over today
We'll read it, call you back within two working days, and quote the fee before you decide.
