Selling

Selling a house without the last-week scramble

Payoffs, the deed and your paperwork, lined up before the buyer's movers arrive.

We order your mortgage payoff and any HOA estoppel letter the day the contract comes in, draft the deed, and check the settlement statement line by line so the number you walk away with is the one you expected.

If there's an old lien, a missing signature from a past owner or a name that changed with a marriage, we find it early and fix it while there's still time.

What the flat fee covers, and what it doesn't

  • Deed and payoffs

The deed drafted, your mortgage and any equity line paid off, and the payoff letters checked.

  • Your side of the statement

Every line on your side checked against the contract before you sign it.

  • Liens and loose ends

Old judgments, past owners' signatures and name changes found and dealt with early.

  • Billed separately

Excise tax, the agents' commissions and any repairs you agreed to. Each one shows on the settlement statement.

Questions sellers ask us first

Do I have to come to the closing?

No. Many sellers sign the deed a few days ahead at our office, or with a notary near them if they've already moved away.

When do I get my money?

Once the deed is recorded and the buyer's lender funds, usually the same day. We wire it to the account you confirmed with us by phone.

What if the sale falls through?

You don't owe our fee. Costs we've already paid for you, such as a payoff letter charge, are still owed.
